General Contracting Oversight
We use all commercially reasonable efforts to supervise and manage the project in accordance with the project development schedule.
Our skilled team performs accounting oversight necessary for development according to the project budget. Additionally, we work hard to establishes and implement procedures for expediting the processing and approval of shop drawings, product data, samples, and other submittals.
After construction is substantially complete, RJ Development prepares a punch list of incomplete or unsatisfactory items and a schedule for their completion in collaboration with the owner, the general contractor and the architect.
We, then, assist the architect in conducting inspections to determine whether the work is substantially complete. We supervise the correction and completion of the punch list, evaluate completion of construction, make recommendations to the architect as needed, and assist the architect in the final inspection.
For licensing, we take care of managing and completing the licensing process (when applicable from the State) and deliver the license to owner.
This process includes: all applications, paperwork, meetings, and site visits necessary to deliver the applicable operating license on time to begin operations.
The assigned Project Manager will prepare requests for draws from the construction lender and administer disbursements for development and construction expenses
Additionally, we prepare initial budget, final budget, project development schedule, monthly reports (budget v. actual), and tracking and accounting for all draws and disbursements
Finally, our team assists the owner with the delivery and installation of all furniture, fixtures, and equipment
